Rubber roof.

I know that rubber roofs have been the subject of the forum before, but I need to know if I have a potential problem.
I have just been on the Cats roof to re tighten the satellite dish, and I have noticed that I have a bit of black spotting on the roof.
I have cleaned the roof twice since I have had the Cat (only lightly due to not having a rubber roof before), I did not want to damage it.
Question is do I need to really give it a good scrub and then re coat with rubber roof paint? And what is the best product to use if I need to.
I will not be able to do the job until next year now due to damp weather conditions but like a boy scout it is best to be prepared.
I have checked all the seals/caulking and they all look good.

Should be OK. I have stains on the roof which will not come out. I usually clean our roof once or twice/season with rubber roof cleaner.

I have spots like that too and they haven't caused any trouble so I leave them alone other than a light cleaning once in awhile.
Remember, the more you clean your roof, the shorter its life because it slowly removes the protective white layer.

It looks like it must of been parked under a tree because the main area of concern is pretty localised

I park mine under trees for 3 months out of the year. The trees drip sap in the spring, to the point where the awning struts are sticky and moss grows on the aluminum tube. I never clean the roof, looks like heck to put it mildly. I talked to a RV fixit guy and he basically reinforced my thoughts on it, "The less you get on the roof the better off you are." Simply put walking around/scrubbing increases the chance of tearing the membrane. Scrubbing wears off the surface layer of "oxide" and exposes the fresh membrane below (which is what will be washed off the next time in a spiral that ends with the membrane becoming nonexistant). I go so far as to use a ladder along side to clean out the gutters, which fill up with debris, rather than walk on the roof. Wash/wax the outside, sure, wash the roof, no. Frankly the front cap takes the worst of it and it takes me hours to clean it.

Our roof is stained from sitting under a Locust tree while parked in the drive. It doesn't effect the function of the rubber roof.

Sean,
I clean mine with Tilex, its a bleach and buy is my roof white. Usually the black spots are mold and the bleach will clean most of it off. I start scrubbing with Spic & Span and Murphy Soap combo, rinse well. Then use the Tilex, rinse well. Then I go back and scrub again with more Spic & Span & Murphy soap. The whole time I am doing the roof, the DW is doing the sides cause all that oxidized goo will stain the decals and the black top driveway if not washed/rinsed off immediately.

I clean mine at least twice a year with Thetford rubber roof cleaner/protector (camping world) and use a rubber roof brush by Adjust-A-Brush (camping world) and it does a great job. I have no stains though. When parked at home there are no trees close by.

I wash once a year. I use automotive softsoap and a hose end pressure washer for auto washing. I have a soft brush for stubborn (few) spots. This works well as I can wash, scrub as needed and rinse in one easy activity, taking 15-30 minutes. My DW is on the ground with a second hose washing the sides of the Cat to keep streaking to a minimum, or none at all.

Mine is also stained a little, but still looks good. I wash once a year also.
